Yew Tree Farm Development August 2021
At the meeting of the Farnley Tyas Community Group at Farnley Tyas Bowling Club, there was a presentation on this development to discuss the various concerns.
There are 3 planning applications for the development of YEW TREE FARM site in the centre of the village. See below for details and a layout with the key features identified.

You may remember the recent public consultation. 29 responses were sent to Peacock+Smith, the development consultant. In the planning submission they state that they are satisfied that all residents comments have been considered in the formulation of the scheme.
However, please note there have been NO changes to the earlier proposals.
So if you have strong feelings regarding the proposals, we recommend that you send your comments to Kirklees and that each member of your household does so separately in their own words. We recommend that you conclude that the applications should be determined by the planning committee and that the councillors visit the site beforehand.

We consider the key issues with the proposals are:

the removal of 2 mature sycamore trees, particularly the one in the south-east corner of the site which has a strong visual impact when approaching the village from Storthes Hall

on Farnley Road, see arrows A on the layout below. The trees are shown as red circles. the sloping site, proposed layout and height of the new houses will unduly dominate existing adjacent buildings on The Village and New Lane Terrace. The view from the south, arrows A, will be dominated by the new houses, shown in blue below.

incursion into the Green Belt, on the south side, new houses built up to the existing site boundary with gardens taking Green Belt land, shown in purple on the layout below. Listed buildings and heritage assets need to be sympathetically converted to enhance the Conservation Area, shown in yellow below.

proposed design, size and layout of the new houses and quality of the materials used is critical to the setting of the village centre due to the proximity and effect on the setting of the listed buildings within and adjacent to the east of the site and on the church to the west.
