SUMMARY OF KEY CHANGES

 

  • Letter by consultants Peacock+Smith dated 7/9/2022 (id950896), after site visits with Kirklees Officers, summarises the changes from the original applications.

  • Listed/Historic Buildings

    • New Structural Surveys dated 26/4/2022 for the Milking Shed (id929440) and Farmhouse (id929439). The new structural surveys are very detailed and seem to fully explain the proposed changes for the conversions.

    • New Heritage Assessment dated 26/4/2022 (id929433). See Section 8 for summary details of the proposed changes.

    • Milking Shed - Additional windows in walls. Still 2 floors with issues of overlooking for neighbouring listed homes 51/53 The Village. No detail of new ridge level. Garden boundaries still 1.8m high fences, no details of the level of gardens. See drawings id950895 and id950887. 

    • Barn next to No65 - Small number of additional windows/doors in walls. Reduced number of roof lights. See id950891. This is a big improvement.

    • Old Barn - Reduction from 16 to 3 roof lights and 1 additional window on west elevation. Reduction from 8 to 3 roof lights and stable doors instead of glass on east elevation (yard side). In the yard the garden boundaries are changed from 1.8m fence to 1m stone wall and 1m railings dividing the individual gardens. See drawing id950893. 

    • The Farmhouse - New drawing (20)005Rev.B (id950900) justification for demolition of the existing farmhouse to facilitate the proposed access road. A replica of the existing farmhouse, on the front elevation only, to be built on plot 16 (north west corner next to sub-station). Proposed to be built of new stone walls and slate roof rather than reusing existing materials.

  • New Build Houses

    • Plots 10 and 13 - South elevations have a reduction of timber framing and small reduction in glazing. However still approximately 80% of houses are glazing. Minimal change in view from Farnley Road, see Drawing no.(35)001RevD Proposed Site Sections (id950900).

 

NO CHANGE

 

  • The overall development is unchanged with 18 dwellings, 10 new houses and conversion of the 3 listed buildings will still result in 8 new dwellings.

  • The layout is unchanged except that Plot 16 will now be a new build replica of the existing farmhouse.

  •   The design, materials, scale, location and height of Plots 10-13 along the southern boundary are unchanged with the same detrimental impact on the view into the development from the south and the removal of the mature tree T4. Only Plots 10 and 13 have had small changes see above.

  •   The scale, position and height of Plots 9 and 10 still dominate the neighbouring homes in The Village and New Lane Terrace, some which are listed.

  •   Materials remain unchanged on new build houses with new tumbled stone and stone slates.

  • Still the loss of 2 trees, T1 and T4. 

  • Incursion into Green Belt for gardens on south side remains and P+S letter p3 and 6 explains their argument. 

  • No additional information about the PROW boundary and how the public will be able to use the PROW safely during construction.

  •   Boundaries within the site predominantly remain as 1m railings with some 1m stone walls.

  •   No provision of affordable housing explained in P+S letter p4.

  •   No change or additional information on the lighting proposals. 

  •   No change to the amount of parking or layout of the 13 parking spaces at the new road entrance. See P+S letter p2
